Maintaining your home

As your landlord we have a duty and legal responsibility to make sure that all our electrical and gas installations (things like the fuse board and boiler) in your home are safe for you to use.
This article answers some of the questions we’re regularly asked about the process. If you’ve any other questions, please do get in touch!
How often do we need to do electrical/gas tests?
We need to carry out gas tests once every 12 months.
Electrical testing is required once every five years.
How do I book my appointment?
You don’t need to do anything. When our records show that you are due either a gas or electric test, we’ll contact you to find a date and time that’s convenient for us to visit.
If we don’t hear from you, we’ll contact you twice more to set up a visit. If we still don’t hear from you then we will look at other ways to come and do the essential checks.
In extreme cases this could result in legal action. If a warrant is required then you will be responsible for covering the costs involved, which can be up to £1000
We only go to these lengths because of how important these tests are for your health and safety. Legal action is very much a last resort. We will always work with you to try and prevent that from happening.
