Keeping your home safe: gas and electrical checks explained

At Town & Country Housing, we have a duty and legal responsibility to make sure your home remains safe and well maintained. One of the ways we do this is by carrying out regular safety checks to your gas and electricity supplies.

Gas safety checks

Each year, our Gas Safe registered contractors carry out safety checks covering your pipework, heating, and hot water systems.

The annual gas check is a legal requirement, and the inspection will:

  • Identify and fix any leaks of natural gas or carbon monoxide, which can be fatal if undetected
  • Identify less urgent issues for follow-up work
  • Check your Carbon Monoxide alarms are working correctly and have not expired

We anticipate that the inspection will take between 20-45 minutes to complete dependant on the size of your home and any issues identified. The gas will be switched off for a period while the work is completed

Under your tenancy agreement you are responsible for getting your own gas appliances, such as cookers, checked by a Gas Safe registered engineer every year.

However, our contractors will carry out a visual assessment and make a note of any issues on the Landlord’s Gas Safety Record.

Important: On the day of the inspection the boiler system needs to be cool so that our engineers can safely inspect all parts. Please turn off your heating and hot water two hours before our engineer is due to arrive. There also needs to be credit on your gas meter (if it’s a pre-payment one). If this is difficult for you, please contact us and ask to speak with our Money Support Team.

 Electrical safety checks

Electrical safety checks are carried out every five years by qualified contractors. As many domestic fires are caused by electrical faults, these checks play an important role in keeping you and your home safe.

The inspection will:

  • Identify and rectify any immediate dangers
  • Identify less urgent issues for follow-up work
  • Potentially involve an upgrade to your fuse board if necessary
  • Check your smoke alarms are working correctly and have not expired
  • We anticipate that the inspection will take 1-3 hours to complete dependant on the size of your home and any issues identified
  • Electrics will be switched off for a period while the work is completed

Arranging your appointment

Our contractors will contact you by post or by phone to arrange the safetry check.

We know that it can sometimes be inconvenient to be at home for one our engineers, so we really appreciate your help in allowing these checks to take place due to the critical nature of these and to ensure compliance with regulations.

If you feel that your electrical testing or gas safety check is overdue, please contact us. And if you’d like to find out more about safety in your home, then visit this section of our website: Your Home – Town & Country Housing
