Tenant Satisfaction Measures

We're committed to providing quality homes and services that put our residents at the heart of everything we do and provide a great customer experience.

How do we know if we’re doing a good job?

We use Tenant Satisfaction Measures (TSMs). These help us see what’s working well and what we need to do better.

What are TSMs?

In April 2023, the Regulator of Social Housing introduced TSMs. These help us to understand how well our services are working for you and where we need to improve. They include:

  • 12 scores from satisfaction surveys that show how happy residents are with our services
  • Ten performance scores that show how well we’re doing in our work.

The ten performance scores come from our own data. The data measures the services we provide for residents who rent from us and those who live in homes provided through shared ownership – a scheme where residents buy part of their home and pay TCH rent for the rest.

You can see our results from last financial year, and the previous year, below. The 2023-2024 table compares our performance against the median (middle score) of all social housing providers' TSMs, as collected by the Regulator of Social Housing.

We’ll add this data to the 2024-2025 statistics once it’s released this autumn. We’ll also update the data to show how we’ve performed in the first half of the current financial year.

Working with our residents to make the information clear and accessible

We want the information we provide to give you a clear picture of how we’re performing. Since originally publishing TSM information we’ve asked residents via our online resident survey group what they think about the way we present our TSMs. We’ve revamped this page based on that feedback.

What do our results tell us?

Our results show we have work to do, but we're headed in the right direction. We’re listening and are committed to taking action to deliver better, more responsive services that remain locally focused. We will report our performance updates to you twice a year and keep you updated with cases studies about how we’re improving services.

About the survey

The surveys are carried out every month. 2,255 residents across Town & Country Housing were interviewed for the surveys between April 2024 and March 2025 to find out how satisfied they were with our services. Thank you to everyone who took part.

We use Kwest Research, an independent research company, to gather the feedback. It’s vital in helping us understand how residents feel we are performing so we know what to focus on and continue to improve.

We followed the Regulator’s guidelines to make sure our surveys represent the diverse range of residents we provide services to.

Our 2025-26 TSM surveys are underway. If you receive a call, we’d love your feedback. It only takes a few minutes and really helps us to understand what’s important to you and where we need to improve.
